Development Starts Long Before Construction

Construction is the visible part of a project. The real work happens earlier, in planning, permitting, entitlements, budgeting, and scheduling, in the decisions ownership makes before anything breaks ground. That is where most project risk either gets identified and managed, or turns into an expensive problem later.

My job is to bring clarity and control to that process for ownership, from due diligence and preconstruction through cost, schedule, and owner representation on every project I take on.

Built From Hands-On Field Experience

Before construction management, I founded and scaled a mast climber and suspended scaffolding company from the ground up, growing it to $3.5 million in revenue in year one and $7 million in year two. I led a 45 person team delivering access solutions for Turner, Bovis, Tishman, and Mack-Cali on landmark New York projects, including 100 Central Park West, the Flatiron Building, and the Meadowlands redevelopment.

That experience is where I learned what a job site actually costs to run. It’s why I read a contractor’s change order the way a contractor would, not the way an office would.

One Point of Contact, Start to Finish

The large firms promise principal involvement on every project. I can go further. On my projects, the principal is the only person you will ever deal with. The person reviewing your drawings is the person in the OAC meeting, the person challenging the change order, and the person who answers when you call. Nothing gets handed down, because there is no one to hand it to.

I’m drawn to this work because it rewards people who can stay calm, communicate clearly, and bring order to situations that naturally want to become complicated. My job is to simplify decisions, align the design and construction teams, and keep every project focused on budget, schedule, and design intent.

I care about how a building feels when someone arrives, lives there, or walks through it for the first time. In luxury development, quality lives in the smallest details: arrival sequences, natural light, proportions, finishes, and the way spaces flow together. Protecting those details takes process discipline, not just design sense. I manage the coordination between architects, interior designers, engineers, and contractors from early design through closeout, driving submittal review, mockup standards, and scope clarity so design intent survives the pressures of construction.

Since founding Goldstone Management, I’ve directed more than $710 million in development across Florida and Connecticut: as Managing Director at Belpointe overseeing a multifamily portfolio exceeding $500 million, as an owner’s representative for Fareri Associates across Naples and Palm Beach, and now representing developers and ownership groups directly. I’ve worked across GMP, cost-plus, and self-perform delivery, and I understand how contract type shapes risk, accountability, and cost strategy from the start. That approach has earned three Aurora Awards for design and construction excellence on The Avenue Sales Gallery and Aster & Links, and delivered projects two to three months ahead of schedule.

Owners trust me because I pay attention early and act decisively. When cost trends drift, coordination weakens, a design detail is at risk, or a permitting strategy needs to change, I address it directly with the people who can solve it. I make decisions on behalf of ownership within clearly defined authority, and I hold designers, contractors, and consultants to their contracts. Budget discipline and design quality are not competing priorities. On The Avenue, holding the GC and consultants to scope let me protect the finish quality ownership wanted without absorbing avoidable cost. That is what protecting long term value actually looks like in practice.
