I provide owner’s representation for luxury residential, condominium, mixed use, and commercial development across Naples, Sarasota, St Petersburg, and Palm Beach. My clients are developers, family offices, and private owners who want one accountable professional protecting their capital, their schedule, and their design intent from feasibility through closeout. I have directed more than $710 million in development, and the work has earned 3 Aurora Awards for design and construction excellence.

Every engagement is built around the four phases below. Some clients bring me in for the full arc. Others need a single phase, most often when a project is already underway and the budget or schedule has started to drift.

Phase 01

Feasibility and Predevelopment

Before you commit to land, a design team, or a lender, I pressure test the deal. That means constructability and site logistics review, preliminary budgeting against current Southwest Florida pricing, CPM schedule modeling, permitting strategy, and delivery method selection. The decisions made in this phase determine cost and schedule outcomes for the life of the project, which is why the best time to bring in an owner’s representative is before the first contract is signed.

Phase 02

Design Management and Constructability Review

I manage the architect, interior designer, and engineering consultants against their contracts and against each other’s drawings. I negotiate and structure those contracts on the front end, architect, engineer, interior designer, and GC, so scope, fee, and risk allocation protect ownership before anyone starts work. I review architectural, structural, civil, and MEP documents for conflicts, scope gaps, and cost drivers before they become expensive problems in the field. On Florida coastal work that includes HVHZ wind compliance, FEMA finished floor elevations, and flood zone requirements that can quietly reshape a budget if nobody is watching.

Phase 03

Construction Oversight

During construction I run owner, architect, and contractor meetings, review pay applications, challenge change orders, track cost against buyout, and enforce submittal and mockup standards so the finished building matches what ownership approved. For clients who split time between Naples and elsewhere, I set up a project specific reporting site so photos, schedule status, and budget updates are available anytime, not just at the next site visit. I started my career building a scaffolding company serving Turner, Bovis, and Tishman on New York landmarks, so I read a change order the way a contractor writes one. Projects under my direction have delivered two to three months ahead of schedule, on or under budget.

Phase 04

Closeout and Turnover

The last 5% of a project determines how ownership remembers the whole thing. I manage punch lists, commissioning, TCO and CO sequencing, warranty documentation, and turnover to property management, and I align closeout with loan requirements, presale obligations, and stabilization targets so capital events land on time. I also collect and organize operation and maintenance manuals, as built drawings, and final lien releases before retention is released, so ownership has a complete project record and no outstanding claims against the property.
