Palm Beach, FL

Cocoon

A 2,100 square foot luxury functional art and organic furnishings gallery on South County Road, Cocoon's second Florida showroom. The fit-out featured a curated materials palette and specialty lighting aligned with the brand identity, housing sculptural furnishings built from rare woods and precious minerals sourced globally.

As owner's representative, I managed a highly detailed custom tenant improvement on an accelerated timeline, coordinating specialty lighting design, interior buildout, and permitting inside the regulatory and logistical constraints unique to working on the island of Palm Beach to meet the season opening.

Owner Impact

Palm Beach adds constraints most jobs never see: island permitting, narrow delivery windows, and long lead times on the specialty lighting the brand is built around. Sequencing the permit strategy and the long-lead buys up front is what held the season opening and let Cocoon open its second Florida showroom on brand and on time.
