Naples, FL
The Avenue
The Avenue is a landmark luxury mixed-use development at the gateway to downtown Naples, spanning 4.3 acres between 5th and 6th Avenues South and 9th and 11th Streets. The project comprises 50 high-end condominium residences above approximately 75,000 square feet of curated retail, dining, and wellness space, served by a 243-space parking garage.
The architecture pairs stately materials and coastal influences with European-style streetscapes, arcades, and large glazed openings, extending the pedestrian character of Fifth Avenue South into a new district.
As owner's representative, I hold full cost and schedule authority across preconstruction, GC procurement, contract negotiation, consultant coordination, and buyer change order administration.
Owner Impact
The 65% GMP buyout is structured as the loan funding trigger, which makes procurement sequencing and trade package completeness central to the critical path. My focus has been on protecting that milestone by driving scope clarity and pricing completeness, so ownership closes on the construction loan without rework or exposure.
Press: The Avenue's groundbreaking was covered by Florida YIMBY in January 2026, following a December sales period that generated approximately $20 million in residential transactions.
