A luxury white-glove doorman community of 30 two-bedroom, two-bathroom rental homes built over a 67-car parking garage, with 14 guest parking spaces. Two three-story buildings connected by a one-story all-glass reception lobby, steps from Greenwich Avenue. Each residence averages more than 1,400 square feet with 9′6″ ceilings, sound-absorptive construction, oversized casement windows, and 8-foot solid-core interior doors.
As Managing Director at Belpointe, I led the full project management team from preconstruction through stabilization, with Belpointe acting as the GC and self-performing general contracting functions across construction and lease-up.
Owner Impact
Self-performing GC on a white-glove doorman product in Greenwich gave ownership direct control over finish-level QA and trade performance without a GC markup. The structure protected the cost basis and the quality standard required for the rental rate and tenant profile on Milbank Avenue.
